Nallikari Eden finds a tenant – set to reopen next year after renovations

Holiday Club Resorts has signed a 20-year lease for the Nallikari Eden spa hotel. It is scheduled to reopen in the first half of next year following extensive renovations and refurbishments.

The Nallikari Eden hotel, which has stood largely vacant for nearly five years, is finally getting a new lease on life. CapMan Hotels II, a fund managed by property owner CapMan Real Estate, announced that it has signed a 20-year lease agreement with Holiday Club Resorts for the spa hotel.

Holiday Club plans to return Eden to active use as a hotel, spa, and conference centre, and to develop the site into an attractive tourism and leisure destination. Before that, the building will undergo a major renovation and refurbishment, in which the spa, sauna world, accommodation facilities, and restaurant concepts will be renewed and the service package developed to meet the needs of both leisure travellers and conference guests.

The goal is to complete the renovation during the first half of 2027, after which the property will reopen as a revitalised Holiday Club spa hotel.

– We are returning to Oulu after a break of almost 15 years, and I believe that the completely renovated spa, new sauna world, and restaurant offerings will attract not only visitors from Oulu but also domestic and international travellers. The magnificent seaside location of Nallikari and the appeal of the city of Oulu provide a good starting point for the development of Eden, says Maisa Romanainen, CEO of Holiday Club Resorts.

Noora Kuvaja, Investment Director at CapMan Real Estate, considers the renovation an important step for both the future of the property and the development of tourism in the entire region.

– Eden has always been of great significance to the people of Oulu and to tourism in the region. I am very pleased that Eden will be returned to active use as a renovated, modern, and more energy-efficient complex, Kuvaja elaborates.

After the renovation, the hotel will have 170 rooms and meeting facilities for up to 500 people.

Break Sokos Hotel Eden, owned by the S Group, was closed in Eden in 2021. Since then, only a gym has been operating in the premises on a temporary basis. Opened in August 1989, the spa hotel is now being returned to its former owner, as Holiday Club ran Eden from 2000 to 2011.

Although the premises have been vacant for years, the heating and ventilation have remained on, and the building has been guarded.
